I've probably been your biggest fan of the radio show, and I sure will miss
the program. It's kept me abreast of the market.
All the best on your TV show. I may be out of touch for awhile, as I'm not
a TV person. I watch TV for one or two nights every 4 years during the
Olympics and that's it. I keep a TV in my house for guests. But I will
make an attempt to track down your TV program, although it's unlikely I even
have the right cable channel.
If you ever return to radio, please let me know. I will try to be in touch
from time to time. Keep the emails coming on any great values in houses.

currently selling a property in which I am offering a lease purchase as an
option. Your course has allowed me to fine tune my contracts, which would
give some benefit to the tenant/buyer and possible save me some grief in

Thank you for sharing the secrets of your "Lease Purchase Plan" this last weekend. As someone new to real estate investing, the idea of making money on real estate your don't own, (or have invested any of your own cash) is remarkable. From the practice call I made on Sunday, I have my first appointment and will write a purchase lease contract today. I expect my assignment fee for brokering the contract to be over $5K. Not bad for 2-3 hours work. Already, members of our ProVision Team are interested in the property. I can't thank you enough for sharing this amazing system with me. You were right, it is simple.

AN ENLIGHTENING EXPERIENCE
Hello Tom, how are you. Just wanted to say thanks again for taking the time
to pass on some really good info. that I know will be most beneficial to me
and my business. One of the two things that i believe will be most helpful
to me is finally having some good contracts to work with. The dialog that is
inclued in the manual will also be a tremendous help.
One other thing you brought up that has and will always have an impact on
not only how i run my business but how i live my life is something you wrote
on a 3m yellow sticky when you mailed me my manual last week. It simply
said, "TIME FOR CHANGE" I must always remember and i do forget at times,
that if i have goals or want to be something or like one of my mentors one
day i must put myself in that place physically, emotionally, and
psychologically, i must live and breath that place i want to be and surround
myself with those people who are there now. For myself, i also need to think
big and continue to find ways to work smart not hard. Also, focus on ways
to make myself a better person inside and out, find a balance that i can
live with.
One other thing you mentioned to do that i could do more of is read,
research, and study the market and business i am in which is Real Estate.

I wanted to write back to tell you how much I appreciated the knowledge that I acquired from your seminar on the lease purchase option program.
Having been to many wealth seminars in the past, I have found that they are only there to sell their books and tapes in the back of the room. In them you were hoping to find the rest of the story...maybe...or perhaps the full story was given at their $10,000 boot camp.
Your seminar was complete and you even tossed in a bonus session. The price was also reasonable. You over delivered and didn't over promise.
The manual that you gave us is not just fluff but the nuts and bolts of how to go about setting up a lease purchase business right down to what office machinery we need.
The seminar information was given in a very professional and knowledgeable style. The information that was given was so thorough that the answers to most of our questions were answered in the lecture. Most of the questions that were asked were for clarification on certain special case scenarios. Again the answers were given by you from a posture of experience not conjecture. I felt that you had a firm grasp on reality and did not offer false promises or risky propositions. All the information was given from a very high ethic which was a welcome breeze of fresh air, given all the hucksters that are in the seminar business.

First off I want to thank you for the insightful workbook and training
I received from the session in Bend. After reading every word in the
contracts I have a couple of questions regarding the sale agreement and
using the Oregon realtor std form then adding yours as the addendum, but I
save them for when I am ready to fill them out with my first client.
I plan to use the lease agreement with one of my current tenants who lease
is just about up. It seems very straight forward and I like the discount
motivator. I have a few of my own addendums I've created that covers me by
requiring to be named as additional insured on the renters ins. policy and
requiring them to have such coverage and a couple of others...
I also have a property that is just coming on the market for rent and I
will market it as "Rent to Own" or "Lease/Opt." and use your system.
Today I received my first tenant/buyer call which came from a business
contact who knows I have rentals available from time to time and he will
need one by the end of Aug.
I spoke about the benifits of Rent to Own and he is very interested
especially if all the numbers work for him. He is sold!
Now I need to get on the stick and start finding potential
Landlord/Sellers. So My idea is to start contacting the FSBO's in the
area he wants to live and practice telling the benefits.
I also came up with the idea that "Notice of Defaults" (foreclosures)
might be perfect to approach with this type of offer. They may be very
willing to allow me to buy at a buy out price plus some moving money and
take over the payments, a form of lease/ purchase option then I can put
tenant/buyers in place on the porperties I acquire.
Any comments or thoughts are welcome....

PS. I am a licensed RE Broker supervised by Prudential, and I have 3
companies, my RE LLC, a Property Investment LLC and a Prop. Management
LLC. The 3 companies work well together and will help me build this as
another business arm of my Investment business.
